First off an explanation of successful: A successful website
should make you more money by helping you get more listings and bringing
you buyers.
In-order for your website to help you get more listings
and/or get buyers the following three basic concepts, need to be in place.
The first step is obvious—have a website. Why?
Answer: In addition to attracting buyers and sellers, a Real Estate website
will function as your online office or meeting place. For example,
a prospective customer can go to your site, to see the latest listings,
get more information about the area etc. Regardless of where your customer
is either geographically or in what stage of selling or buying a property,
your website should help your customers make informative decisions.
This leads me to a very important concept of how to think
of a website and the part it plays in your business.
Answer: A website is an (your) online sales presentation.
And like all sales presentations-there is a limited time frame in which
to establish that you are the agent your prospect should be dealing with.
Therefore you website needs to quickly demonstrate real benefits to your
customer. (Customers really only want to know what’s in it for them)
Conclusion: A website will be an integral part of your
business.
Although, there is much more to think about in terms of
website design etc, for now what’s important is that you can understand
some of the ways a website will help your business.
2. The second concept of a successful website, is that
people have to be able to find it, by going on a search engine (Google
preferably) and looking up relevant search phrases or keywords!
Explanation-Lets say you are an agent in Cocoa Beach Florida,
which is in Brevard County Florida. Some examples of relevant search
terms or phrases that prospects could use would be-
A-Cocoa beach real estate for sale
B-Cocoa beach real estate agents
C-Brevard County real estate
D-Cocoa beach waterfront properties
E-Cocoa beach short sales
For those of you that already have websites-if you do comparable
searches in Google-based on your area, does your site show up? If
so, what page of the results? (The first page is obviously where you
want to be, but the top three pages are what you need to shoot for)
So, the big question, is how do we get our site to show
up in the top pages of Google?
Answer: Search engine optimization-which involves lots of factors. Google
looks at-
The time frame your site/domain name has been up.
The quality of your site content (what it offers the user)
The links back to your site from other relevant sites.
The page-titles, descriptions and keywords, both in the page content
and the coding in the background.
In addition, search engines want to see that a site is maintained and
not static (meaning new content is edited/changed regularly)
In a nutshell-if you have a content rich site that other sites want to
link back to and your site is an ongoing project-with time you will be
rewarded with page position.
So, for now the Second important concept to having a successful
website is having one that can be found.
3.The third step or concept of having a successful website
is what I call the So What Factor.
Lets assume you have a website and it can be found doing
a relevant search term.
Ok-now the customer sees it in the search engine results and clicks on
it.
The site opens up and the customer is now looking at your online sales
presentation.
Based on what he sees, he will either click out of the site or he will
spend time looking at what it has to offer. If the customer likes it,
they will go deeper into the site meaning they will look at other pages.
A quick explanation: In the past most sites primarily offered
access to MLS listings and Bios of the agent. Every site offers that
same thing-so to get a customer to go deeper into the site, it has to
offer more.
So, the question is, what do you have to offer, that the other agent
websites don’t. It certainly won’t just be MLS searches. Bottom line-in
the past websites were about the agents-today they have to be about the
customer!
That’s not to say you don’t need MLS searches. Just try
to think past a straight search. Possibly offer specialized breakout
searches, such as all waterfront or properties from x dollars to x dollars
or all commercial, vacant land or all short sales etc. So yes, you do
need to have MLS listings but be creative. Do some of the work for your
customer.
What are other ways to have a site that offers benefits?
Have good information about the area such as cost of living in comparison
to other cities, both statewide and nationally. What about health facilities,
arts and culture, transportation, recreation etc?
One way to think about this, is imagine a good friend asks
you, what’s it like to live in the town of, or which neighborhoods have
the closest golf courses nearby etc. Your site should cover as many of
these bases as possible. The questions will be dependent on their interests.
Conclusion:
- Have a website.
- Have a website that people can actually find.
- Have a website that once found, delivers the goods by helping your
customer.
